A homebuilder recently submitted plans to the city of Apopka for a subdivision of uniquely hurricane-hardy modular houses that can withstand 175 mph winds.

The plans, from Texas-based Onx Homes, went before the Apopka Development Review Committee on Wednesday, according to GrowthSpotter. The homebuilder wants to build 54 single-family, detached homes at 4101 Golden Gem Rd. on the south side of the Wyld Oaks master-planned community. While the location is attractive, Onx’s homebuilding technology and process that can deliver a solidly built home in as little as 30 days is also alluring.

Onx uses a patented technology called X+ Construction. The process starts in one of the builder’s multiple factories in Texas and Florida, including a recently opened 150,000-square-foot factory in Pompano Beach. All of the home elements and materials are built in these facilities, including kitchen and bathroom “pods” that are ready to be installed in the house as-is upon arrival.

The Lego-like pieces are then delivered to the construction site, where a streamlined process allows Onx to assemble an entire home much quicker than the average construction process of eight months.

The homes are also made of 90% concrete, making them particularly wind- and water-resistant, which is crucial since Central Florida faced yet another damaging hurricane season this year. Hurricane Milton, for example, left a combined $47 million in damage in Orange, Osceola, and Seminole Counties in October.

Onx declined to comment, citing the early planning stages of the Apopka subdivision.

Onx currently has five communities in the works for Florida and showcased its models in the 200-home On Villa Pass community at 6462 Chorus Dr. in Lake County’s Mascotte during the 2024 Parade of Homes in May. The company also has two communities in Homestead, one in Punta Gorda, and another in Lehigh Acres just east of Fort Myers.

“Our building approach, of which the factory is a critical component, is responsive to climate needs, improves quality control, reduces waste, and sharply cuts the construction timeline,” COO Ravi Bhat said in a press release.

Building concrete homes is generally more expensive than constructing wooden homes, but Onx points to its proprietary technology and quick construction timeline as reasons why their houses are affordable options for buyers. Single-family homes at Villa Pass, for example, are starting at $389,900.

“We need homes that are not only environmentally sustainable but also capable of withstanding natural disasters,” Bhat said.

Onx’s Apopka subdivision is proposed for a portion of a 20-acre property that Wyld Oaks master developer Joe Beninati purchased last year for $4.24 million. The parcel is located directly next to the 230-acre Wyld Oaks community, which is approved for 4,000 residential units, two hotels, two parks, a farmer’s market, and 1.5 million square feet of industrial space. A covered, outdoor music and comedy performance venue is expected to have capacity for 2,000 to 3,000 people.

Sitework began for Wyld Oaks in January, and Madison Capital Group is set to begin construction on a 325-unit apartment community called Madison Oaks by the end of the year. Cadence Partners paid $48.5 million last year for 88 acres and will develop the industrial portion of the community.
