Bay Hill mansion with resort-style spa, themed bedrooms sells for $11.8 million

It’s rare for buyers to want to keep everything in a multimillion-dollar home, but that’s just what happened in an $11.8 million sale on Bentley Park Circle in Bay Hill.

“I know the buyers were big fans of the furnishings and plan to embrace it and add to it,” Ben Becton with Keller Williams Realty, told GrowthSpotter. He represented the sellers in the deal that closed late last month.

“The seller took his entire art collection. The new owners will be able to bring in their own art collection and really make the house their own, even though they will be embracing the furnishings that are there.”

The list price for the home was $15 million and was on the market for about 18 months.

Public records show the sellers as Adrian and Josie Everett, and the buyer is the CEO of Brazilian travel company A.H. Voyage.

Everett is the former CEO and founder of E-Lites e-cigarette company. Along with Becton, the Everetts are founders of London House, a private dining and social club on restaurant row. There were plans to open another location in downtown.

Becton said one of the reasons the buyers loved everything was that the sellers spent the past few years renovating and adding to the home built in 1994.

“He added about 25% of additional air-conditioned space and did a full overhaul from the studs in,” he said. “One of the things they really wanted to make sure of is that it still felt like a home where you could raise a family and it still had warmth to it. Even though you’re in this large space, you never feel detached. It’s still warm and that’s something that people are really big fans of.”

One of the additions was an indoor spa, complete with a pool, waterfall wall, imported glass tile, a steam room, sauna, and more.

“The sellers made a very careful choice to make it feel like you’ve gone to another destination. When you go into that spa, it doesn’t feel like you’re in the house anymore,” Becton said. “It feels like you’re in an oasis.”

The home is now 20,690 square feet with five bedrooms in the main home with a modern transitional style.

There is also a detached two-bedroom, one-bath guest house.

Some of the bedrooms are themed, one as Cinderella’s Castle and another as Star Wars, which Becton said the buyers loved.

“That was something that [the seller] was passionate about doing as a family home for his kids to enjoy when they were living there,” he said. “One of the more attractive factors was that the theming is contained within the bedrooms and in the theater so it doesn’t take away from the actual house at all. If you close the bedroom doors, you don’t see any theming, but as soon as you open them up, you’re in a whole different world.”

In addition to the elaborate theater, the home also has a gym, ice cream bar, and a golf simulator.

“You can play the Bay Hill course right there on your Swing golf system just like the pros do, and then take your golf cart down to [the real] Bay Hill and play.”

In addition to manicured landscaping and an aviary, part of the 1.83 acres is a tropical fruit grove.

Becton says the home was previously a primary residence but will probably be a vacation home for the buyers. The Bentley Park community in Bay Hill does not allow short-term rentals.
